End-to-end lettings management for landlords who value their time
Alphatstone's lettings service begins with a rental market appraisal — a frank assessment of achievable rent based on comparable transactions in your specific sub-market, not optimistic estimates. We then source tenants through our network and, where appropriate, screened advertising channels. Every prospective tenant undergoes financial and reference verification before any lease is offered. Once tenants are in place, we manage rent collection, handle maintenance coordination, conduct periodic inspections, and manage lease renewals or terminations according to your instructions and Kenyan tenancy law.

Lease preparation
Lease agreements are prepared in compliance with Kenyan tenancy legislation, clearly setting out rent, deposit, permitted use, and exit conditions. We do not use generic templates.
Rent collection and disbursement
Monthly rent is collected, any arrears are chased according to agreed escalation procedures, and net proceeds are disbursed to your account with a clear statement within three business days.
Maintenance coordination
We manage a panel of vetted contractors for routine and emergency repairs. You approve expenditure above an agreed threshold; everything below is handled without troubling you.

Scope and realistic expectations
Alphatstone manages residential and commercial rental properties within Nairobi. We do not operate holiday let or short-stay platforms, nor do we manage properties outside the metropolitan area. Vacancy periods depend on market conditions and the property's condition — we provide honest appraisals rather than inflated projections. Where a property requires significant refurbishment before it can command the target rent, we will advise you clearly and help you evaluate whether the capital expenditure is justified.
