Why an independent valuation matters

A property valuation is only as useful as it is honest. When the valuer also stands to earn a sales commission, the incentive to over-value is structural — a figure that wins the mandate rather than reflects the market. Alphatstone's valuers are engaged exclusively for valuation work and do not participate in the subsequent sale or letting of the same property. Reports follow the International Valuation Standards (IVS) framework and are accepted by leading Kenyan commercial banks, courts, and estate administrators. Turnaround for a standard residential property is typically five to seven working days from site inspection.

How long does a valuation take?

A standard residential valuation takes five to seven working days from the date of site inspection. Complex commercial properties or those requiring specialist input may take ten to fourteen working days. We confirm the timeline at instruction.

Will the report be accepted by my bank?

Our reports are prepared in accordance with IVS and are accepted by all major Kenyan commercial banks. If your lender has specific panel requirements, advise us at instruction and we will confirm acceptance before proceeding.

Do I need to be present at the inspection?

Your presence is not required, though access to all areas of the property must be arranged. A property manager or caretaker with full access is sufficient.

Can the valuation be used for both sale and mortgage?

Valuations are prepared for a stated purpose. A report commissioned for mortgage may not satisfy a court for probate purposes. We advise on the appropriate scope at the outset so you commission the right report first time.

Limitations of the valuation service

A valuation reflects market conditions at the date of inspection and should not be relied upon for decisions made significantly later without a review. Alphatstone does not provide verbal opinions of value — all instructions result in a written report. We do not offer automated or desktop valuations for lending purposes, as these are not accepted by Kenyan financial institutions. Properties with unresolved title or land-use disputes may require legal resolution before a report can be finalised.
